Terms And Conditions

When you book your holiday at The Gables, you are agreeing to the following Terms and Conditions, so please do read the conditions carefully.

Please remember that we are reasonable people with many years experience of successful and positive relationships with guests, should anything on this page cause you concern, please contact us by telephone or email to discuss your reservations.


BOOKING

Your holiday may be reserved by on-line booking via our website: info@thegablespeakforest.co.uk.  Your chosen date will then be held for 7 days from the date of your reservation pending receipt of your deposit. We will send you your booking confirmation via e-mail, please ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.

The Gables cannot be held responsible for any errors arising out of a failure to observe the recommended practise outlined above.
 

PAYMENT

To secure your booking The Gables we require a deposit of 30% within 7 days and the balance payable 7 weeks prior to arrival.. If booking within 6 weeks of arrival then the full balance is payable at the time of the booking. Payments can be made by credit/debit cards, BACS, or paypal, card payments to be taken Monday - Friday 9am to 5pm.
If the remaining balance is not received by 7 weeks before your arrival day, the deposit can be forfeited and we will be entitled to re-let the property.
No VAT is charged on the price of your holiday. We are therefore unable to provide you with a VAT invoice.

 

REFUNDABLE DAMAGE DEPOSIT

A refundable damage deposit of £400.00 will be held on a credit/debit card until a week after your stay. You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party. These costs may be deducted from your Refundable Damage Deposit, but are not limited to that amount. You may be billed for the difference between this and the actual cost of the repairs. No repairs of any kind to the property or contents must be attempted by you or your party.


CARE OF THE PROPERTY

By booking, all guests and members of their party agree to take all reasonable and proper care of the property, furniture, fixtures and fittings in/on the property and leave them in the same state of repair and good-condition. and in good clean and tidy condition at the end of the rental period, as it was upon your arrival.

The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found.

If furnishings, fixtures or fittings are damaged during your stay, you will be liable for their repair or replacement. However we do appreciate that accidents can happen, so we will not charge for small breakages that happen because of day to day use. We of ask that any breakages or damages are advised to us during your stay so that remedial action can be taken as soon as possible, in advance of other guests arriving.


Dogs MUST NOT be left unattended in the property at any time. Please do not let dogs upstairs, or on the furniture. Also please clean up after your dog on the property including the gardens.


KEY HOLDING

3 sets of keys for the accommodation are given to the party on arrival. These keys must be collected and returned to the owner before any departures.


CANCELLATION

In the event of cancellation please inform The Gables as soon as possible by email, deposits are non-refundable. If a cancellation is made within 7 weeks of the start of your holiday the full balance will be payable unless we are able to re-let the cottage. If we do succeed in re-letting the cottage, you are no longer liable for the balance. If you have already paid the balance; we will refund it to you less a £25 administration fee. 

We recommend that you take out travel and cancellation insurance.
 


NON-AVAILABILITY

The Gables would only cancel your holiday if your accommodation were unavailable for reasons beyond our control. Our liability will be restricted to repayment of the deposit/balance received from you to date. we will not be liable for providing you with alternative accommodation.
 


ARRIVAL TIME AND KEY COLLECTION

The Gables will be available from 3pm on the day or arrival. Simon or Lisa will be here to greet you and show you around the premises.


DEPARTURE TIME

The property must be vacated by 10.00 am on the day of departure to enable us to make it ready for the next guests.
 


USE OF THE PROPERTY

The number of guests occupying the house must not exceed as booked. Guests must use the cottage for personal and domestic purposes only and not commercial purposes.
The Gables reserve the right to refuse entry to the party if these conditions are not observed.

The Gables also reserve the right to cancel bookings if we deem that the booking is made under false pretences.

PLEASE NOTE THE GABLES IS A NO SMOKING PROPERTY


LIABILITY

The Gables do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions in or around The Gables during your stay.

 
RIGHT OF ENTRY

The Gables reserve the right of reasonable access to the cottage at all times, but where possible, we would advise you in advance if access were required.


NO SMOKING IS ALLOWED IN THE PROPERTY
