Terms And Conditions

When you book your holiday at The Gables, you are agreeing to the following Terms and Conditions, so please do read the conditions carefully.
Please remember that we are reasonable people with many years experience of successful and positive relationships with guests, should anything on this page cause you concern, please contact us by telephone or email to discuss your reservations.


Your holiday at The Gables may be reserved by telephone, letter or E-mail. Your chosen date will then be held for 10 days from the date of your reservation pending receipt of your deposit.

We will send you your booking confirmation in the post or via e-mail, please read through this information carefully to ensure the details on your booking confirmation are correct, and advise us immediately if there are any errors.

The Gables cannot be held responsible for any errors arising out of a failure to observe the recommended practise outlined above.


To secure your booking The Gables require a deposit of 30%, with the balance payable 7 weeks prior to arrival. If booking within 7 weeks of arrival then the full balance is payable at the time of the booking. Please make cheques payable to
S. Rowland and send them to The Gables, Dayside Lane, Peak Forest, Buxton, Derbyshire SK17 8EH.

If the remaining balance is not received by 4 weeks before your arrival day, the deposit will be forfeited and we will be entitled to re-let the property.

No VAT is charged on the price of your holiday. We are therefore unable to provide you with a VAT invoice.



A Refundable Damage Deposit of £400.00 is taken the day before arrival and is returned during the week after your stay.
By booking, all guests and members of their party agree to take all reasonable and proper care of the property, furniture, fixtures and fittings in/on the property and leave them in the same state of repair and good-condition. and in good clean and tidy condition at the end of the rental period, as it was upon your arrival.

The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in or on the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found.

Although we do not expect the property to be fully cleaned, we ask you to put any furniture back as you found it, empty the dish washer and dispose of your rubbish and recycling in the bins provided. Also the BBQ must be cleaned and left as found.

We reserve the right to make a charge if the cottage is left in an excessively dirty condition. You are responsible to the Owner for the actual costs of any breakage or damage in or to the accommodation, along with any additional costs that may result, which are caused by you or your party.

These costs may be deducted from your Refundable Damage Deposit, but are not limited to that amount. You may be billed for the difference between this and the actual cost of the repairs. No repairs of any kind to the property or contents must be attempted by you or your party.

The Holiday maker must report any damage immediately to the owners. Please let us know about any problem with any appliance or fixture or fitting as soon as possible and we will ensure that, within a reasonable time, this is repaired or alternative arrangements are made.

Dogs MUST NOT be left unattended in the property at any time.
Please do not let dogs upstairs, or on the furniture.


3 sets of keys for the accommodation are given to the party on arrival.
These keys must be collected and returned to the owner before any departures.


In the event of cancellation please inform The Gables in writing, deposits are non-refundable. If a cancellation is made within 8 weeks of the start of your holiday the full balance will be payable unless we are able to re-let the cottage. If we do succeed in re-letting the cottage, you are no longer liable for the balance. If you have already paid the balance; we will refund it to you less a £25 administration fee. 

We recommend that you take out travel and cancellation insurance.


We would only cancel your holiday if your accommodation were unavailable for reasons beyond our control. Our liability will be restricted to repayment of the deposit/balance received from you to date. we will not be liable for providing you with alternative accommodation.


The Gables will send out arrival instructions one week prior to your visit.

Please Note
: The Gables strives to ensure that everything in the house and gardens is in tip-top condition ahead of your arrival. We would therefore request that guests avoid arriving earlier that 3pm, to facilitate this turnaround.


The property must be vacated by 10.00 am on the day of departure to enable us to make it ready for the next guests.


The number of guests occupying the house must not exceed as booked. Guest must use the cottage for personal and domestic purposes only and not commercial purposes.
The Gables reserve the right to refuse entry to the party if these conditions are not observed.



We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions in or around The Gables during your stay.


We reserve the right of reasonable access to the cottage at all times, but where possible, we would advise you in advance if access were required.
